While practicing social distancing, but craving more information, we sent Matthew a couple of questions. We complied these questions from the many property Owners and Tenants looking for answers.

1.What is the Ashland real estate sales market currently doing?
Currently in the Rogue Valley we are in a very strong sellers market. With extremely low inventory, and interest rates at all time lows, that creates a competitive market for buyers. For instance, in the Southern Oregon market the average sales price from August 1st 2020 to Feb 3rd 2021 is $429,931. A year ago the average sales price was $388,982.
For Ashland, a rolling 12 month average sales price was $528,821(from Feb 2020 to Jan 2021). That means if you had thought about selling your home, the time is now!!
2. What is the average time a home is on the market?
Average days on the market for the Rogue Valley have been hovering around 30 to 37 days on the market. That means when we list a home, on average that home goes Pending within 4 to 5 weeks. But again, with such low inventory we are seeing many homes flying off the market. If a home is priced right, we are seeing multiple offers and homes goes pending within a day or two.
3. What is one thing a seller can do to make it more marketable?
When meeting with clients and having a discussion about listing their home, we will talk about a few ways to make the home more attractive to buyers. One, decluttering can really help buyers see the home’s potential. It is hard for a buyer to picture themselves and their furniture in the home when there is too much clutter about. Two, cleaning up the yard can really make a great first impression. A little landscaping can go a long way. Most buyers are fine with just seeing a yard’s potential. But a great gardener needs to be able to see through all the vines, so they can determine where the garden beds will go.
