Clogged drain? Backed-up toilet? A leak that can be isolated ands shut off is not considered an emergency. If one toilet is still working , do not call the emergency line.

A water leak that requires the water supply to you home to be shut off to avoid serious water damage. A total stoppage of the plumbing and/or sewer system, in which non of the sinks, tubs, or toilets will function property.

Prior to contacting Asurent, look to see if other homes in your neighborhood are affected. If your entire neighborhood is suffering an outage, only the utility company will be able to resolve the problem.

Check the thermostat on the tank in your property, and try re-setting the tank. If after an hour the problem has not started to resolve itself, please contact Asurent Property Management.

Before contacting Asurent, please check your thermostat to see if the settings are correct. If they are not, adjust accordingly. If the HV/AC continues to underperform, try restarting the HV/AC system.

A total loss of heating or air conditioning during extreme weather conditions. We define "extreme" conditions for heating as any time the heating unit does not work in any room and the outside temperature falls below 32 degrees. The failure of the air-conditioning (above 100 degrees) is not normally considered to be an emergency unless the lack of air conditioning jeopardizes the health fo someone in the home.

If you have an emergency situation, please call 911 for immediate help.

Leaking or overflowing  gutters are not considered emergencies. Do not walk on the roof

A failure of the roof on your home can be an emergency if rain is entering the home. Take steps to collect the water until help arrives.

• Malfunctioning Lights:
  Check to see that your bulbs are still working. If you are using a lamp plugged into a GFCI outlet, reset the outlet.
• Beeping Smoke Detectors:
  Beeping indicates a low battery. Replace the battery.
• Sink/Dishwasher Draining Issues:
  If your sink or dishwasher isn't draining properly, try to use a commercial drain cleaner and a plunger to clear the block.
• Refrigerator Problems:
  Fridge problems can often be attributed to issues with the grill or cooling element on the back of the appliance. Make sure nothing is blocking these areas on your fridge. Also, check the thermostat control on the inside of your fridge.

Failure of appliance are not considered emergencies.

Lockouts are not considered emergencies. You will need to contact at locksmith at your own cost.
